Construction liens NEED to be recorded within 90 days from the lienor’s final furnishing at the Project. This final furnishing date—also knows as the lienor’s last date providing labor, services, or materials to the project—excludes punchlist or warranty work (or any work where you are repairing or correcting your work). Think of this date as the last date providing base contract work or change-order related work that is necessary for a finished project. Typically, the final furnishing date is a question of fact, however, if you are owed money, there is really NO reason to wait to the last second to record a construction lien. Preserve your rights and timely record your construction lien within 90 days from your final furnishing at the project.
